Public spaces

Storage areas

You should not store theft-prone or fragile items in storerooms. You must not store environmental or flammable substances. When storing in a basement, remember not to place fragile items directly on the floor, due to ground moisture.

The laundry and drying room

The laundry room is an important communal space. Respect booked laundry times and finish laundry sessions on time. Clean up after yourself, take care of the machines and carefully follow the rules of conduct posted in the laundry room. Don’t forget to clean the lint filter in the dryer.

Leave the laundry room and drying room in the condition you want to find them in when you do your laundry.

Stairwells

Stairs, entrances and basements must not be blocked by bicycles, prams or similar. The stairwell is an important escape route. The stairwell will serve as the residents’ way out and the emergency services’ way in if a fire starts. This is why you cannot store combustible materials there or block the aisles.

If a pram catches fire, it takes no more than a few minutes for the stairwell to be filled with thick toxic smoke. The consequences are that residents cannot get out of their apartments that way. In addition, it is difficult for the emergency services or ambulance to access the stairwell if it is full of stuff.

Smoking ban

Smoking is prohibited in all public areas of our buildings.

Your apartment - your responsibility

Take care of your apartment

When you move into an apartment, you also take responsibility for its proper maintenance.
The following tips will help you get started:

Walls

Find out what material your walls are made of before hanging mirrors, paintings and other items. Get help from us or someone else who knows if you are unsure. You must not make holes in the walls of bathrooms and other wet rooms. You must not change the existing layout of the apartment. Clean the walls with care, painted surfaces with lukewarm water and a mild detergent. Wallpapers should only be dust-dried.

Flooring

You can keep your floors neat and tidy by placing furniture pads under chair and table legs. Bear in mind that tiled floors are vulnerable to shocks and impacts. Parquet floors are cleaned with a well-wrung cloth.

Painting and wallpapering

You can paint and wallpaper your apartment yourself at your own expense, but always contact us for approval before starting the work. If you choose to carry out work in your apartment, it must be done in a professional manner. Remember to choose colors and wallpapers that are acceptable to the general public. If you choose too extreme colors, you risk being liable for the restoration of the apartment. If you are not sure, ask.

When moving in

Tribo Fastigheter is pleased to welcome you as a tenant. We hope you will enjoy working with us. Our goal is to provide central apartments at reasonable prices with a personalized service. For us, the customer is the most important person in the company. We try to meet your wishes and expectations as much as possible.

Before you move in, we have inspected the apartment together with the previous tenant. You get access to the apartment at 12:00 on the day the lease starts. If the day falls on a Saturday, Sunday or other public holiday, you can move in on the next weekday. Keys are available at our office.

Home insurance

Accidents can happen at any time. It is important that you take out an all-risk home insurance policy. It protects you against financial losses in the event of burglary, damage, fire or flooding – When accidents such as fires occur, the property insurance policy covers only the damage to the property.

Neighbours

For you and your neighbors to thrive, you need to be considerate of each other. There is no rule that says you can have a party once a month or that you can make unlimited noise as long as it is quiet before 22.00. Talk to your neighbors if you’re having a party and make sure it’s going well. Of course, it is possible to have a party without being alive as well. You are also responsible for those who visit you. If you have a disturbing neighbor, please contact the office as soon as possible so we can do something about it.

When moving out

We thank you for your time as our tenant and wish you good luck in your new home. There is a lot to think about when you move. Here are some tips on important things to remember.

Giving up your apartment

Contact us in good time when you want to move, we may have something else to offer you. Notice of termination must be given in writing no later than the end of the month that falls three calendar months before the desired move. For example, if you want to leave your apartment on October 1, you must give notice by June 30.

Once you have terminated your rental agreement, you are obliged under the rental law to show the apartment to new interested parties. You must also keep your apartment available for inspection.

You are required to leave the apartment clean and tidy by 12.00 noon on the day after the rental agreement ends. If the day falls on a Saturday, Sunday or other public holiday, you can move out no later than 12:00 on the first weekday afterwards.

Inspection

Upon termination, the apartment is inspected. You will receive a confirmation of termination with an appointment for inspection. We would like the new tenant to participate. The inspector goes over the apartment to check for damage and abnormal wear and tear. The cost of abnormal wear and tear is paid for or rectified by the tenant. If appropriate, when the inspection is carried out at the time of departure, the cleaning is also checked.

Return your keys

You must return all keys when you move, including any copies you may have made and keys and cylinders for public areas such as bicycle storage and laundry rooms. If the keys are not returned, you will have to pay the cost of changing the locks.

Empty your apartment and storage space

Take with you all your belongings that are in the apartment. Your storage rooms, garage and balcony should also be emptied.

Cleaning of removals

The apartment should be well cleaned and tidy, not forgetting the balcony, patio and storage areas. Remember that if you clean badly, you have to pay for someone else to clean properly.

Don’t forget to cancel your electricity contract when you move to avoid being incorrectly billed by your electricity company.

Rent and conditions

Rent is always paid in advance, no later than the last working day before the end of each calendar month. Rental notices are sent to you on a quarterly basis, which means you will receive 3 months’ worth of rental notices each time. Normally, rent notices are sent out by the 15th of March, June, September and December.

You can also pay your rent by direct debit. To avoid late payments, we recommend that you use the direct debit option. Autogiro means that you authorize your bank to pay the rent from your account on the right day at Tribo Fastigheter’s request. Contact Marie at the office and she will help you if you want to start paying your rent by direct debit. You can also sign up for autogrio with us online. Be sure to pay your rent on time. In case of late payment, the case will be sent to debt collection and you will be charged interest and additional costs. Failure to pay your rent or repeated late payments may result in the loss of your right to rent. If for any reason you cannot pay your rent on time, please contact Tribo Fastigheter directly so that we can negotiate the payment together.

To be considered as a tenant at Tribo Fastigheter you need to have an income that is at least
3 times the annual rent before income tax
.

With a fairly simple numerical example:

  • Apartment “A” has a monthly rent of 7, 000 kr.
  • Thus, the annual rent is 7 000 x 12 = 84 000 kr.
  • The income requirement is then 84 000 x 3 = 252 000 SEK per year, before tax.

Waste separation

Waste management is an important part of Tribo Fastigheter’s environmental work. Through continuous dialog with the tenants, the ambition is to take joint responsibility for waste and source separation in the properties. Garbage jams and overflowing garbage rooms lead to high handling costs – money that could instead be used to improve the quality of life in the area.

Therefore, consider the following:
  • Always tie the garbage bag tightly before throwing it away.
  • Never leave rubbish in stairwells, even for a short time
  • Never throw loose rubbish such as newspapers, glass or diapers into the rubbish bin.
  • Also, do not throw bulky items into the garbage chute as they can cause a garbage jam.
  • Cardboard boxes are folded and disposed of with other bulky waste in the buildings where there is a bulky waste room. Where there is no bulky waste room, you are referred to the municipality’s recycling centers.
  • Do not use the bulky waste room when moving out or for larger items such as beds and wardrobes.

Pests and vermin

If you discover pests or vermin, such as cockroaches, mice, flour beetles or ants, you are obliged to report them under the Rent Act.

The incidence of pests has basically increased every year since the turn of the millennium and is an effect of our increased travel and our changing household habits with more imported food and all landlords in Sweden have experience with pests and repeated decontamination work.

Tribo Fastigheter’s responsibilities and actions

Tribo Fastigheter hires a decontamination company for measures in case of pests. For contact details call the office. Hiring the cleaning company is a service that is included in Tribo Fastigheter’s property insurance and is completely free for the tenant.

Tribo Fastigheter informs tenants to be vigilant after vacations abroad and to contact the sanitation company directly if they suspect the presence of pests.

The presence of pests is not due to lack of maintenance.

Tribo Fastigheter acts proactively with information and measures to prevent pests, but we cannot regulate in detail how tenants live inside their four walls when it comes to preventing pests. However, we act as soon as we get an indication that pests are present.

When pests are present, we are involved until the pests are eliminated. However, the tenant is obliged to notify the company if pests “come back”.

Tenant’s responsibility

A successful cleanup requires good cooperation with the tenant and the tenant’s compliance with the cleanup company’s instructions. Tenants also have an important role in providing preventive measures in the apartment to reduce the risk of pests.

Tenants who discover pests are required to immediately contact the pest control company which is Tribo Fastigheter’s contractor for pest control. Tenants must also inform you if the pests have returned after a clean-up operation.

Minimize the risk

There are some simple ground rules to minimize the risk of pests. Here are some:

  • Avoid bringing in furniture or other items that may be suspected of being infested with pests.
  • When traveling abroad, avoid storing your suitcase on the floor, check your clothes carefully when unpacking them to make sure no pests have entered your luggage. Clothes should be washed at 60 degrees and items can be put in the freezer for 7 days.
  • Tenants who buy directly imported food products should make sure that no pests accompany the goods.
  • Cleaning is an easy way to keep pests away. When it is clean, it is more difficult for pests to multiply.
  • Pests will eat most things, so avoid leaving edible remains on the floor of your home.
  • If pests are still present, do not move clothes, sheets and other items around the apartment as this increases the risk of spreading.
  • Tenants who are responsible for the presence of pests may be required to pay for the costs of decontamination.
Remediation

The most important thing is that the tenant is available and actively participates so that the remediation company can enter the apartment as quickly as possible to identify the damage and that the apartment is kept available at the times agreed between the remediation company and the tenant.

One of the most important steps in the clean-up process is to locate and counteract the source of the spread. Remediation is often a multi-stage process that requires first mapping, then remediation and finally monitoring. For lasting action, it is sometimes necessary to clean up several times.

Remediation is often a complex process that requires cooperation and perseverance from all parties involved. In most cases, decontamination can take place without the tenant having to leave the apartment, and in all cases the tenant is informed of the preparations used and how to deal with them. Special rules may apply, for example for small children or pets. As a rule, the tenant has to empty and clean the cupboards under the sink as this is often where pests hide.

Most of the methods used for decontamination are relatively slow and rely on the pests coming into contact with the treated surface or discovering a laid bait. It requires patience. Quick home remedies such as bug spray or similar are not reliable. They can have an effect in a short time, which can even make the situation worse as pests can be missed in nooks and crannies during surveys.

Heating and ventilation

The heating in Tribo Fastigheter’s building consists of a water-based heating system. The indoor temperature is centrally regulated and the heating is automatically controlled by the outdoor temperature. The heaters are therefore at different temperatures depending on how hot or cold it is outside. Since your hand is 35 degrees, the radiators may feel cold even though they are emitting heat.

Tribo Fastigheter’s goal is to give our tenants a pleasant indoor climate with the least possible environmental impact. We strive to keep the temperature in the apartments at around 20 degrees. We are actively working to adjust the heating system so that we can provide a constant temperature around 20 degrees. (20 degrees during the day and 18 degrees at night are benchmark values in the real estate sector).

Here we have compiled some simple advice on things to consider in order to experience the best possible indoor climate before reporting a fault.
  • Check that all radiators (elements) are fully screwed in, i.e. “counter-clockwise”.
  • To get a good distribution of the heat from the radiators, there should be free space in front of them. Remember not to have furniture or thick curtains in front of the elements.
  • Check the temperature with a reliable thermometer. Measurement shall be made 1 m above the floor and at least 1 m from windows.
Drafts in the apartment

Drafts occur when a door or window is ajar or when doors and windows need to be sealed. Note that a certain amount of air should enter through the windows so that it is not completely sealed. Cold drafts from windows and draughts in the apartment are a common problem that is difficult to remedy. Try to arrange your furniture so that you are not sitting near windows, balconies or front doors.

Ventilation

The most effective way to get rid of polluted air and moisture in the apartment is to ventilate. Do this quickly and efficiently by cross-pulling for five minutes. During rapid ventilation, only the air is exchanged and the apartment does not have time to cool down. If you want to air out food, don’t open the kitchen window as the air in the kitchen will be over-pressurized, pushing it out into the rest of the apartment. Instead, open the window in an adjacent room and keep the kitchen door closed. The food is then effectively extracted through the cooker hood and other kitchen vents. Never ventilate the apartment by opening the door to the stairwell.

Ventilation works best if the vents in the apartment are clean. Try to clean them two to three times a year. Leave the valve in place and use a damp cloth to clean the first part of the channel and around the valve. Never block valves or change the setting of the center plate.

The cooker hood should be cleaned once a month if you cook every day. The entire filter is machine washable. Otherwise, you can squeeze out the filter cloth inside the filter in warm water with detergent. You can change the lamp in the cooker hood yourself by folding down the shade and unscrewing the lamp glass.

Signs that the ventilation is not working:
  • It smells stuffy
  • Condensation often forms on the window glass
Actions:
  • Air more often
  • Open the supply air valves
  • Clean the supply air valves and any filters in valves and fans, such as the cooker hood.
  • Try to find the source of the smell and eliminate it.

Unlocking

All unlocking is handled by Securitas fastighetsjour 010-470 57 79.

NOTE: The caller must then identify themselves and pay the unlocking cost directly to Securitas to have their apartment unlocked!

Even if you call us directly on a weekday between 07:00 and 16:00, we will charge an unlocking fee equivalent to the Securitas fee.
